Drywall, and it's warm than a motha up in here!!! All is good except for one spot which I didn't photograph. But my PM is on it as usual and I have no doubt that he will get the issue corrected in short order. Here are some pics for you guys to enjoy... We've got drywall ya'll! LOL

Insulation is in... Time for some DRYWALL!
These pictures are from this past Tuesday, we went down to the new home site to meet the new PM who will be taking over as of next Tuesday as well as to hook up with our inspector. He and the current PM had set an appointment for eight in the morning to get the insulation inspected. The new PM seems to be a good guy personable, and polite. That means a lot to me personally, I for one am so tired of dealing with people who have that bitter, brooding always annoyed demeanor. You ever dealt with them...? Every encounter is tense, some look at you sideways when speaking to you others don't look at you at all and others if they speak only speak in one word responses. Neither Zach our PM from heaven nor Our Inna, SR extraordinaire have ever made use feel this way. They both have always made us feel like we were the most important people at the moments that they were dealing with us. We are comfortable approaching both at any given moment, and we know that they will stop and answer in full any questions that we have and ask if there is anything else that we need. This is quality service..., My wife has read so many bad stories about PM's and SR's. But thank god we haven't had that sort of experience. We have also read some bad things about NVR, well I must say that our team has been great thus far. Keith and Kelley have taken great care of us. We are getting close to completing this thing and I am so looking forward to it. Thanks for all the hard work everyone.

Todays Visit
Todays visit was short and sweet, I went at around noon intending to catch the SR as she was arriving, I was trying to give her time to get through the Monday morning meetings but found that I was still a bit early. No problem though it just gave me a little time to take a look around the neighborhood. As usual the site was alive with activity workers busy at work on multiple homesites. Foundations being poured, concrete trucks in and out, another house in the starting phases of framing, and other homes in varied phases of internal work with ours being in the latter group. There was just one lone box truck in our drive no one visible outside. So I went and sat at the model for fifteen or twenty minutes till one of the ladies from up there showed up. I went in with her and she faxed off some paper work for me. We received paperwork from Ryan informing us that we have a scheduled date for our Pre-Settlement Demonstration as well as a Settlement Date which I have taken to calling KEY DAY!!! We have also set a date and time for the signing of the papers....... UGGH...... I hate signing papers......... for more reasons than one, but it's a necessary evil. Once she faxed of the papers for me I went and hooked up with the PM and went over the hard copy of the inspectors report with him. He took me in side and around the house and we looked at all of the things that were pointed out some... most had already been addressed others had yet to be addressed. When we went into the house I saw that they had gotten to insulation. There was a guy in there on these stilts walking around inserting batts of insulation. This guy is fast. it was only noonish and he was quit far along. I didn't get any photos today but I'll be certain to get some tomorrow. My inspector will be back out tomorrow to inspect the insulation. I received some good and bad news today. Our PM will be leaving us next Tuesday :-( he has received a promotion that will take him out of the field and move him to an office. Neither I or my wife are happy about this but we are happy for him. We will be meeting our new PM tomorrow during the insulation inspection, the current PM is trying to get everyone acquainted with the new PM clients and inspector... make for a smooth transition. I really hate to see him go but such is life, I just hope the next PM is as cool and good at what he does as this one is.

The house is getting there one step at a time, we have finally gotten to the dry wall phase.... I haven't spoken with the PM since Thursday but he said they would be starting drywall Monday or Tuesday all depending in inspections. Thursday was an interesting day, it was the day that we had the first of five different private inspections on our property. The inspector arrived on the site around 2 p.m. and informed us that his inspection would take approximately two hours. Being me I wanted see him in action so I showed up halfway through and he was cool with it. It seems that the inspector and the PM are compatible personality wise, they spoke and the Inspector addressed a couple of minor issues that he was concerned with.The PM was receptive and there were no sparks or fireworks. Once the inspection was done both the inspector and the PM walked me and the misses through the home and explained what was found and the fixes that are needed. There really wasn't any need for fixes so much as a couple of things were missing in the installation. If the parts weren't already on site ready to be installed they were on order. The Inspector had a suggestion or two and the PM said he will accommodate them. I will be checking today to insure that that has been done, prior to any dry wall going in. Once we were all done I intended to verify our pre-drywall meeting which was scheduled for today at 4 p.m., when my PM said you know we could do it now if you like...... I said oh what the hell! So we dove right in. He walked us through the home explaining away as he went along all of the outlets, switch boxes, plumbing, light boxes, cold air returns, vents, exhaust fans in baths, whole home air circulation fan, recessed lighting cans etc, etc......
I forgot to say that while onsite on Thursday, we happened to be onsite with the crews that were finishing up our Guardian installation and also the electrical crew, they are separate entities. I thought Guardian did it all initially. It was good that we went through with the PM that day, as we were going through he noticed a couple of things that needed to be addressed with the electrical. Nothing major just a three position switch box wired for four switches they had to change out the box to a four switch box, and a missing carriage light mount on the garage. HAPPY NEW YEAR IT'S 2013 YEAH!!!
Hey there Blogger Buddies, I hope the New Year has been good for you all thus far. It seems like it's been quit a while since I've posted on here but it's only been a week. So much has been done with the house it's hard to know where to start. Framing is complete, house is totally under roof, all shingles are in, windows and exterior doors are in, utility trench dug, rough plumbing installed, basement floor poured, garage floor beams are in floor back filled and stoned with drain installed, most of the dirt on the property has been leveled off to back fill around house and establish a rough grade, drive way has been re-stoned with a finer material. I actually parked on it the other day. Saturday just past we met with the Guardian sales rep at the house to do the placement walk through for the security system as well as the phone, cable and data jacks. Our PM is a cool fellah I almost like him as much as I like our sales rep whom the Misses and I have take to calling our Inna. Sorry Zack we cool and all but she's cuter.... I'm sure you can understand. LOL
The PM informed me that we should be having our pre drywall meeting late this week being as the electrical is going in today and tomorrow and guardian should be in and out before the week is out as well. WOW, things are going so fast, it's almost enough to make your head spin. Me and the Misses have taken lots of pics I'll put some up for you guys.

It's all coming together we have been keeping in touch with our loan specialist from NVR she is doing a great job for us, and things are looking good for us closing next month. We have begun our search for an insurer. We are also beginning to get into the whole appliance search thing now. I'll save that for another day though. GOOD BYE 2012, HELLO 2013
Another year has passed and another is upon us. I decided to make a final run out to the new house to see what if anything had been done since christmas. Lo and behold there were actually workers on site. They are making progress, all of the shingles are installed.... well they are installing the final few on the bay window, all doors and windows are in. Both huge bunks of lumber are completely gone. The PM say that he will be sending in the plumbers next, things are coming along nicely. Less than two months to go, I am so looking forward to closing and moving in. This is a thing that I never thought I would do and for a long time had no desire to do. But life has led me to this and I am so looking forward to it! I truly need something new, some stimulation, GLORIOUS CHANGE, I EMBRACE THEE!!!

Today's Visit!
Today was a long day, we drove all over NE Ohio after we went to see the progress of our home and our lovely SR Inna. (Love, love our Inna!)
Our PM called us yesterday (while he was on vaca) and told us that they were just about finished with the framing on the house. He said he was going to have the shingles delivered today but didn't intend to have any workers on site today but lo and behold this....
They are putting on the shingles!!! Our PM is the greatest! These pics were taken by my hubby's cellphone. He was charging the camera battery and forgot it at the house LOL! These still came out good! Of course you know we had to go back with the camera so here are the end results...
As you can see they worked and were able to put up some of the shingles! Yay!!! Good job guys! The only parts without the shingles were the garage, bay window and the morning room. Once again our PM is great making sure some of the work got done before the workers went on holiday for the New Year.
GRANITE TIME!!!
Ok, we told you all that we had to go see our granite today and here it is...
When we got there she recognized us and took us straight to our granite and it is beautiful! I think it is going to look great with our cabinets! So glad they had 2 extra slabs left at the distributor and we were able to get them ordered! Thanks to Lorrie at Granite Luxuries! She went the extra mile!
Got to see alot today, and even drove out to another Ryan community to see their layout. We drove to one particular development that my husband was interested in earlier and I must say that I love where we are! Same side of town we are from and comfortable with, not to far from where we are currently located (but not too close) and lots of things to do around town. Love it!
